(PCA) Property Condition Assessment
Was established by ASTM International (American Society for Testing and Materials) called ASTM E2018-99 PCA. The purpose of this document is to define good commercial and customary practice for conducting a baseline property condition assessment. This document was formed as a guideline to further resolve the conflict between buyers and sellers.
When contracting a consulting firm to gather information on the suspect property, the firm chosen should have a good working knowledge of the ASTM standards. Due to the cost of following the standards in its entirety, many investors choose not to have the entire guidelines followed. Areas of concern are established and those areas are further followed within the ASTM standards.
A Team Approach with Single Point of Contact
Each commercial inspection is coordinated by a senior inspector from Presidential Inspections who works directly with the client from proposal development to final delivery of the completed inspection.
Depending on the level of complexity, the senior inspector will draw from a team of experts to perform specialized inspections – ranging from structural engineers to elevator specialists.
