A typical commercial inspection reviews the condition of the building’s structure and any systems affecting occupancy of the building. The report will describe the building’s physical condition and indicate what may need major repair or replacement.

The inspection generally takes 4 to 8 hours to perform depending on size, and the report is generated within 2 to 3 days of the inspection. The report includes photographs illustrating the condition of the property as well as any repairs or upgrades that are recommended, and includes a cost estimate to implement recommendations made in the report.

(PCA) Property Condition Assessment

Was established by ASTM International (American Society for Testing and Materials) called ASTM E2018-99 PCA. The purpose of this document is to define good commercial and customary practice for conducting a baseline property condition assessment. This document was formed as a guideline to further resolve the conflict between buyers and sellers.

When contracting a consulting firm to gather information on the suspect property, the firm chosen should have a good working knowledge of the ASTM standards. Due to the cost of following the standards in its entirety, many investors choose not to have the entire guidelines followed. Areas of concern are established and those areas are further followed within the ASTM standards.
